
Home Report
From 1 December 2008, a significant change was made to the way properties were bought and sold in Scotland. Scottish Government legislation requires all properties which are for sale, to have a Home Report.
The exception to this legislation includes all new build
properties. The Home Report contains:
Single Survey
This will be carried out by a Chartered Surveyor and contains detailed information about the condition of the property including an
accessibility audit for people with particular needs. It will also contain a property valuation.
Energy Performance Certificate
An assessment will be made of the properties energy efficiency and the resulting environmental impact. Recommended ways to make
suitable improvements will also be detailed. This report will be compiled by the Chartered Surveyor. (Energy Report only, also
required for rental property from 4 January 2009). We have a qualified assessor member of staff available to carry out EPC’s on rental properties.
Property Questionnaire
The questionnaire will contain detailed additional information about the property such as Council Tax banding, property alterations,
specialist works and relevant guarantees where applicable. The questionnaire will be compiled by the property owner.
The Home Report will be commissioned and paid for by the property owner.
