
Home Report
There will be a significant change to the way properties will be bought and sold in Scotland . From 1st December 2008 new Scottish
Government legislation requires that all properties put on the market for sale must have a Home Report.
The exception to this legislation includes all properties put on the market for sale prior to the 1st December 2008 and new build
properties. The Home Report contains:
Single Survey
This will be carried out by a Chartered Surveyor and contains detailed information about the condition of the property including an
accessibility audit for people with particular needs. It will also contain a property valuation.
Energy Report
An assessment will be made of the properties energy efficiency and the resulting environmental impact. Recommended ways to make
suitable improvements will also be detailed. This report will be compiled by the Chartered Surveyor. (Energy Report only, also
required for rental property from 4 January 2009).
Property Questionnaire
The questionnaire will contain detailed additional information about the property such as Council Tax banding, property alterations,
specialist works and relevant guarantees where applicable. The questionnaire will be compiled by the property owner.
The Home Report will be commissioned and paid for by the property owner if marketing commences on or after 1st December 2008.
If the property is put on the market for sale prior to 1st December 2008 a Home Report is not compulsory and associated charges will
therefore not apply.
